ACCIONA Real Estate spotlights its eco-efficient housing developments – located in Madrid and Guadalajara – and its rental properties in Parque Conde de Orgaz (Madrid).
ACCIONA Real Estate, a pioneering force in eco-efficient housing, will be among the companies taking part in the first ‘Outlet Inmobiliario’ real estate fair in Madrid from September 11-13. ACCIONA’s real estate arm will be spotlighting its eco-efficient hi-tech developments, located in Madrid and Guadalajara, and will be offering fair-goers discounts of up to 35%. The ACCIONA Real Estate stand (Nº 1C13) is located in Pavilion 1 of the IFEMA Trade Fair Center.
ACCIONA Real Estate will present a number of housing developments located in Central Spain. Homes in Madrid and Guadalajara will be available at discount prices until November 30 as part of the company’s ‘¡Accíonate!’ (‘Get going!’) campaign launched last May, offering house buyers up to 35% off all homes marketed by ACCIONA in Spain. The offer does not include joint developments with partners.
Prospective buyers can obtain up to 20% off the price of homes at Las Amapolas (Ensanche de Vallecas, Madrid); a maximum 30% discount on apartments at Los Vencejos de El Bercial (Getafe, Madrid); or up to 35% off on apartments at Las Jaras de Valdeluz (Ciudad Valdeluz–Guadalajara). All of these homes have been built applying the principles of eco-efficiency to help save energy and water.
All ACCIONA Real Estate homes come with a special insurance scheme offering coverage to mortgage or forwarded installments over five years in the event of the borrower becoming unemployed or suffering temporary disability. A rent-to-purchase option is available in some of the housing developments.
For prospective purchasers interested in second-hand homes, ACCIONA Real Estate will be showcasing housing developments in a range of locations in the Madrid area:
Parque América (near Avenida de América), with prices starting at 126,000 euros; Machupichu 43 (near the Palacio de Hielo shopping mall), from 174,000 euros; and Parque Conde de Orgaz, where rental homes are available from 750 euros a month. In addition, a selection of 2- to 4-bedroom apartments will come to market in the coming months at the company’s Los Olivos de Orgaz development (Parque Conde de Orgaz).
Amapolas del Ensanche is a 114-unit residential development located adjacent to Valdecarros subway station, offering a choice of one- and two-bedroom apartments with garage, store-room, and communal indoor pools, paddle-tennis courts, gardens and children’s play area. Another 114-unit development, Los Vencejos de El Bercial also offers ample communal areas and facilities, while the 97-unit Parque América development comprises studio- and 1-bedroom apartments.
For those seeking a rental property, ACCIONA Real Estate has apartments to offer at the Parque Conde Orgaz, a 900-unit residential complex in one of the most desirable locations in Madrid. Five residential blocks Los Olivos de Orgaz, Los Castaños de Orgaz, Los Robles de Orgaz, Las Huertas de Orgaz and Las Encinas de Orgaz offer 1- to 5-bedroom apartments with ample green areas, and communal amenities including a pool, gym, paddle-tennis courts, sports areas and around-the-clock security services.
Away from Madrid, ACCIONA Real Estate has the Las Jaras de Valdeluz development in Ciudad Valdeluz, in nearby Guadalajara province. This 200-unit residential complex is made up of 2-, 3- and 4-bedroom apartments, penthouse units with solarium, and ground-floor apartments with individual gardens, with the accent on light and space at all times.
All ACCIONA Real Estate developments are built according to sustainability criteria, and one of the company’s main goals is to develop projects that contribute to environmental conservation, while limiting costs for owners. ACCIONA Real Estate meets the criteria defined within the concept of development and sustainability, according to three premises: energy savings, rational water use and clean construction with a sustainable design.
ACCIONA Real Estate homes are equipped with mechanisms that allow for overall energy efficiency, studying the limits of thermal demand through passive saving. Special techniques are applied, such as the use of bioclimatic architecture, efficient heating and air conditioning systems that use renewable energies, including solar thermal energy; home automation and regulation systems; efficient lighting, including low consumption bulbs and lighting timers; low-energy appliances (A, A++); and energy-saving elevators.
Inside every ACCIONA Real Estate home, water use is reduced by installing elements such as flow-control faucets and dual-flush toilets. Outside, water consumption is kept to a minimum by using gardening systems with automatic watering, indigenous flora and systems that recycle and reuse gray and rain waters. This helps to take full advantage of water resources for use in common areas.
With regard to construction, all ACCIONA Real Estate projects attempt to enhance habitability and accessibility: better acoustic and ventilation conditions, advanced planning for maintenance, and efficient construction systems, among other improvements. Similarly, ACCIONA Real estate uses materials with lower environmental impact after studying an LCA (life-cycle analysis). The company also uses environmentally-certified recycled materials and FSC-approved wood. In addition, ACCIONA Real Estate studies alternative water-quality systems, such as non-chlorinated swimming pools, and the management of waste.
